Regulations, Approvals
Before any Fabrication can start, you'll need to obtain the necessary local council approvals. These requirements vary depending on your State. Although this may seem daunting, don't worry, we'll assist you through this process to ensure everything is smooth. We will provide you with all the required documents to support your permit application. Please note: Price does not include engineering reports or approvals if required by your local council (see below).
SA - Approvals Process
The steps to obtaining the approvals are as follows:

Inoutside invoice you for floor plans, soil report and engineering

Floor plans sent to you for sign off before we send to the engineer

All Documents are sent to the Certifier who will make contact with you and work with you to obtain the relevant approvals.

Once approved Inoutside send the revised proposal/quote agreement for you to sign

**Approvals WILL be required due to the 2.5m total height restrictions

Approvals cost in SA approx. $2,000 - $3,000. Covering; floor plans, soil report, engineering, private certifier and council fees.

Ground Preparation and Foundations
Preparing for the installation of your studio is easy. You mainly need to have the designated area ready, but there's usually no extensive ground preparation required thanks to our specialised footing system. Simply ensure you have the space for your chosen floorplan, and we'll take care of the rest during the installation and assembly process.

Fabrication begins on your studio! Once your order has been processed, your studio is meticulously built in a controlled factory environment to your specifications. Here, each element is crafted with care, all without the risk of weather delays or missing contractors.

We offer floor plans, engineering and an energy report to help get the approval process underway. In South Australia we do require council approval. Classification of our Studios are either a
Class 10a (Shed/storage space) or a Class 1A structure (ancillary accommodation ) under the Australian. Please note: Price does not include engineering reports or approvals if required by your local council (see below).
Building Code:
- Class 10a Non-habitable building or structure.
- Class 1A: Ancillary accommodation (Granny Flat)
According to the BCA (Building Code of Australia) a non-habitable room is “a space which is not occupied frequently, or for extended periods of time.”
Approval is required for structures exceeding the maximum except rule for your state. required if the Some councils allow a larger floor space before requiring a permit, so it is always best to contact your local council to get the right advice if you’re unsure.

Inoutside invoice 50% of the total build to schedule your order into the factory workshop. Another invoice for 40% will be sent when the order is ready for delivery to your address. The 10% balance payment is on completion of Inoutside’s work.
Building of your studio takes, 6-8 weeks in the workshop. In most cases the full process takes between 8-10 weeks and an additional 3-6 days for the onsite installation.
This will depend on the size of the floor plan you choose.
We don’t require any extra space for the installation process , but your local council may have certain boundary offsets that need to be observed. You should check for any building restrictions before your outdoor room is installed.
Inoutside have no issues with difficult to access locations as we carry through materials manually, no special equipment is needed.
We use engineered steel system for all approval projects which allows us to overcome uneven or sloping ground.
For all Exempt developments we install engineered footing blocks and tie downs into the ground. We use an engineered adjustable foot system which has approximate 150mm adjustment.
Contact Us to discuss your site and whether or not this system will be required.No. The design of our outdoor rooms eliminates the need for costly concrete foundations. We use a Timber frame structure supported on engineered concrete footing blocks which are installed to an appropriate depth, reducing the floor height of your new building.
This also reduces the overall amount of time and concrete required to establish your room.
The treated timber or steel framework of your room, plus flooring, is around 170mm in height. We also allow an 80mm gap beneath your room for adequate ventilation, which brings the total step up to about 250mm. This will vary depending on the slope of your block, so you may wish to consider creating a step or extended deck area for easy access.
Prefabricated means the room is made in our factory. The rooms are pre-made and delivered in flatpacks before being installed at your location. This means minimal work on site and reduces installation time.
